WHAT WE OFFER

Iron Capital Fund is a Reg D 506C private debt fund focused largely on alternative investments through trust deed/mortgage investing. With Iron Capital, an accredited investor can invest as low as $100,000 in an asset class that has low volatility, is straightforward, easy to understand, and earn attractive returns. Iron Capital gives investors tax advantages such as; state tax withholdings where loans are originated.

HOW IT WORKS

An investor can invest in loans secured by real estate or what is usually referred to as “Trust Deeds” in mortgage terms. Those trust deeds produce income that is distributed monthly to the fund members. Iron Capital makes it easier to own a portion of a large portfolio of trust deeds with a target of at least a 35% equity cushion.

FUND STRATEGY

  • Iron Capital Fund managers, who are also investors in the fund, believe that investors should be rewarded with the lion’s share above the preferred rate. Managers are incentivized to select trust deeds that are not only conservative in nature, but also have higher yields which ultimately achieves a higher rate of returns for all investors.
  • Iron Capital Fund will have a first right look at all assets originated by HEM allowing only the highest quality of loans to flow into the fund. The fund anticipates a weighted average LTV of less than 65%. HEM’s 2022 total private production was north of $1 billion with an average LTV of 69% making HEM a highly strategic and beneficial affiliate to the fund.
  • Largely diversified and comprised of owner occupied and investment properties, highly vetted borrowers, and property types consisting from 1-8 units, Iron Capital is perfect for any investor looking for attractive risk adjusted returns.
